Essential design advice for homeowners extending or altering properties

Homeowners and developers now have better guidance for altering and extending their homes as a new Residential Extensions and Alterations Supplementary Planning Document, or SPD was adopted at the last meeting of the Executive in September.

The document replaces the Residential Extensions Guide (2003) and contains key information and further direction on how to deliver well-designed residential extensions and alterations.

Leader of the Council and Lead Councillor for Planning, Paul Spooner says: "Our Borough is an attractive, safe and great place to live and while we continue our commitment to maintaining this legacy, we are under increasing pressure for new homes through our Local Plan which brings with it new challenges and opportunities. The Plan plays important role in shaping Guildford's future - how our towns and villages develop, protecting and enhancing our natural environment, developing our local economy, improving leisure and visitor facilities, and supporting more sustainable forms of travel."

He explains: "We need to balance the delivery of new, high-quality development, alongside protecting and enhancing the qualities that make the Guildford area so attractive. Good design is an essential requirement to the planning system and should never be considered a 'desirable extra'."

He adds: "The updated design guide demonstrates the Council's commitment to ensuring that design policy and development contributes to distinctive, sustainable and attractively designed homes. It also meets the objectives of the National Planning Policy Framework (NPPF, 2018) which outlines the importance of good schemes and the need to refuse permission for poorly designed proposals. We are confident the more detailed guidance and inspiration that the Supplementary Planning Document provides will benefit anyone planning an extension or altering their home."
